Two suburbs, five minutes apart on the M1, and a very different first home buying experience in each. If you are weighing up a townhouse in Varsity Lakes against one in Robina using the 5% First Home Guarantee, the deciding factor usually is not the postcode. It is whether the property you fall in love with fits under the scheme’s price cap, and whether your borrowing power survives the body corporate fees attached to it.
Here is the short answer. Both Varsity Lakes and Robina sit inside the $1,000,000 Queensland major-centre price cap, so both are fully in play. Two-bedroom townhouses in either suburb generally land comfortably under the cap. Three-bedroom stock is where things get tight, and in Robina it often tips over the line altogether. Varsity Lakes gives you a slightly softer entry price and stronger rental yields; Robina gives you the train station, the hospital precinct and the shopping centre.
This guide breaks down how to structure a 5% deposit purchase in each suburb, and how to avoid the two mistakes that quietly kill Gold Coast first home buyer approvals.
The 5% First Home Guarantee in 2026: what changed
The scheme lets eligible first home buyers purchase with a 5% deposit and pay no Lenders Mortgage Insurance. The Australian Government guarantees up to 15% of the property value to your lender, which is what removes the LMI bill — often $20,000 to $30,000 on a townhouse in this price range.
Three things changed from 1 October 2025, and they matter a great deal on the Gold Coast:
- Income caps were removed. The old $125,000 single and $200,000 couple limits no longer apply.
- Place limits were removed. There is no longer a race to claim one of 35,000 spots each financial year.
- The Queensland major-centre price cap rose to $1,000,000, up from $700,000. The Gold Coast is included in that major-centre band, and this single change is what put Varsity Lakes and Robina townhouses back within reach.
You still need to be an Australian citizen or permanent resident, 18 or over, buying to live in the property, and you must not have owned Australian property in the past 10 years. You can read the full eligibility list on the Housing Australia website.
One detail catches people out constantly: both the purchase price and the lender’s valuation must sit under the cap. Pay $995,000 for a Robina townhouse and have it valued at $1,010,000 and you are outside the scheme. We cover this in more depth in our guide to the First Home Guarantee on the Gold Coast.

What your 5% actually buys in Varsity Lakes
Varsity Lakes is the more affordable of the two on the attached-dwelling side. Over the past 12 months, two-bedroom units and townhouses have been selling around the mid-$800,000s, with three-bedroom stock sitting near the $1.05 million mark. The suburb’s unit segment has recorded roughly 9% annual growth, with rental yields around 5.1% — strong for the southern Gold Coast.
What that means for a 5% deposit buyer:
- On an $850,000 two-bedroom townhouse, you are looking at a deposit of roughly $42,500 plus costs, rather than the $170,000 a standard 20% deposit would demand.
- Three-bedroom townhouses hover right at the cap. Anything advertised above $1 million is out, and anything in the $980,000 to $1 million range needs a valuation check before you sign.
- Bond University, the Varsity Lakes train station and the lake circuit keep tenant and owner-occupier demand steady, which supports the valuation side of your application.
Varsity Lakes townhouse complexes tend to be smaller and lower-rise, which usually means more modest body corporate fees than a high-density Robina development with lifts, pools and gyms. That difference flows straight into your borrowing capacity. Our Varsity Lakes mortgage broker page has more on lending in this pocket specifically.
What your 5% actually buys in Robina
Robina is the bigger, busier, more amenity-rich option, and the pricing reflects it. Two-bedroom units and townhouses have been trading around the mid-$800,000s, three-bedroom stock at roughly $1.03 million, and the suburb’s broader unit market has run hot — around 23% annual growth in the most recent quarterly data, with a vacancy rate near 0.8%.
What that means for a 5% deposit buyer:
- Two-bedroom townhouses remain squarely inside the scheme.
- Three-bedroom townhouses frequently exceed the $1,000,000 cap. If a three-bedroom Robina townhouse is your must-have, expect a narrower shortlist and be ready to move fast when a compliant one lists.
- Robina Town Centre, Robina Hospital and the Robina train station are the demand anchors, and that infrastructure tends to hold values more steadily than lifestyle-only locations.
- Much of Robina’s development pipeline is units and townhouses rather than houses, so off-the-plan stock is worth watching.
The trade-off is body corporate cost. Larger Robina complexes with resort-style facilities can carry levies that meaningfully reduce what a lender will let you borrow. If Robina is your target, our Robina mortgage broker page covers the local lending landscape in more detail.
Five loan strategies for townhouse buyers using the scheme
1. Treat body corporate fees as part of your repayment
Lenders add strata levies to your ongoing commitments when they assess you. A $6,000 a year body corporate fee can trim tens of thousands off your maximum loan. Ask the agent for the levy figure before you get emotionally attached, and run the numbers through our home loan calculators with that cost included.
2. Get the valuation risk out of the way early
Because the cap applies to the valuation as well as the price, an aggressive purchase price near $1 million is genuinely risky. The safest play in both suburbs is to target properties in the $800,000 to $950,000 band, where there is breathing room. Your broker can order an upfront valuation with certain lenders before you commit.
3. Pick your lender for its townhouse policy, not just its rate
Not every participating lender treats attached dwellings the same way. Some restrict small-floorplan units, some are cautious about complexes with a high proportion of investors, and some apply tighter rules to off-the-plan townhouses. The cheapest advertised rate is worthless if the lender declines the security.
4. Stack the Queensland concessions on top
The First Home Guarantee is a federal scheme, so Queensland’s support runs alongside it rather than instead of it. Established townhouses under $700,000 attract a full transfer duty exemption, with a partial concession up to $800,000 — details are on the Queensland Revenue Office site. New-build townhouses valued under $750,000 may also qualify for the First Home Owner Grant. Above those thresholds you will pay duty, so budget for it.
5. Have your 5% genuinely ready
Lenders want to see the deposit as genuine savings, and they want the extra costs covered too: duty where it applies, legal fees, building and pest, body corporate searches, and a buffer. If your deposit is thin, our guide to low deposit home loans on the Gold Coast explains the alternatives.

So which one should you choose?
Varsity Lakes suits you if:
- Your budget is tighter and you want more room under the $1,000,000 cap
- You prefer smaller, lower-fee complexes
- Lake and beach access matters more to you than shopping and hospitals
- You want stronger rental yield if you eventually convert the property to an investment
Robina suits you if:
- You commute by train or work in the health, education or professional services precinct
- You want everything — retail, medical, stadium, schools — within a short drive
- You are comfortable with higher body corporate fees in exchange for facilities
- You can act quickly, because compliant three-bedroom stock is limited
There is no wrong answer here. Both suburbs are inside the scheme, both have solid fundamentals, and both are far more accessible than they were before the October 2025 cap increase.
Frequently asked questions
Can I use the 5% First Home Guarantee to buy a townhouse?
Yes. Existing townhouses, off-the-plan townhouses and house and land packages are all eligible property types, provided the price and valuation sit under the applicable cap.
What is the price cap for Varsity Lakes and Robina?
Both are within the Queensland major-centre band, so the cap is $1,000,000.
Do I still need to earn under $125,000?
No. Income caps were removed from 1 October 2025.
Do body corporate fees affect my loan approval?
Yes. Lenders treat strata levies as an ongoing commitment, which reduces your maximum borrowing capacity.
Can I rent the townhouse out later?
The scheme requires you to move in within six months of settlement and live there as your principal home. Circumstances can change afterwards — talk to your broker about how that affects the guarantee.
The next step is simpler than you think
Choosing between Varsity Lakes and Robina is really a question about numbers, not neighbourhoods. Once you know how much you can borrow with a specific body corporate figure attached, and which lender is comfortable with attached dwellings, the shortlist writes itself.
