While the RBA sets the national tone, new QLD Government Initiatives are providing massive, localised support; especially for First Home Buyers on the Gold Coast.
1. Massive First Home Guarantee Scheme Expansion (From 1 October 2025)
The biggest news for low-deposit buyers is the significant reform of the Federal Government’s First Home Guarantee (FHG) Scheme (previously the First Home Loan Deposit Scheme), which allows eligible buyers to purchase a home with as little as a 5% deposit while avoiding costly Lenders Mortgage Insurance (LMI).
The Impact on Gold Coast Buyers: The jump from a $700,000 to a $1,000,000 price cap suddenly brings a huge number of properties across the Gold Coast into play for First Home Buyers, particularly houses in family-focused suburbs.
2. The $30,000 First Home Owner Grant (FHOG)
The temporary increase of the First Home Owner Grant (FHOG) to $30,000 for new homes (valued under $750,000, including land) is still in effect for contracts signed before 30 June 2026. This is a massive contribution towards a deposit or closing costs for those looking at new builds or off-the-plan apartments.
3. The “Boost to Buy” Equity Scheme (Launching Late 2025)
The newly announced Boost to Buy scheme will offer eligible First Home Buyers an equity contribution of up to 30% for new homes or 25% for existing homes (up to $1 million value). This reduces the amount you need to borrow and, critically, bridges the deposit gap for those with a minimum 2% deposit. Applications are expected to open later in 2025.
